Annual HOA Meeting & Potluck
The SCCE Annual HOA Meeting will be held on Monday, September 29, 2025, at Doty Volunteer Fire Department.
Potluck starts at 6:00 pm
Meeting starts at 7:00 pm
In honor of the long-standing end-of-the-season tradition, SCCE will provide fried chicken, plates, silverware, and plenty of napkins.
Please bring your appetite and a dish to share– if your last name begins with:
A-E Side or heavy hors d’oeuvres
F-J Salad or heavy hors d’oeuvres
K-S Dessert
T-Z Main dish or heavy hors d’oeuvres
The first order of business will be to review and approve the Meeting Minutes from the 2023 Annual Meeting. You can find the DRAFT of the minutes taken at last year’s meeting here.
This is a great opportunity to catch up with friends and neighbors potluck style and get an update on all the activities going on in the community at the annual homeowner’s meeting.
*Please Note: this meeting is scheduled for the 5th Monday (not the 4th) due to a scheduling conflict at Doty.
Paw Patrol : We Need Your Help!
Complaints related to excessive barking and dogs on the loose have increased over the past several months. We know you can’t keep ‘em quiet all the time, but please—talk to your neighbors if barking is a concern. It’s so much easier to address potential issues with a friendly conversation first. The alternatives are grumpy neighbors and a letter of complaint from the board. So again, talk first. Many problems can be resolved quickly and respectfully.
HOA Rate Increase Beginning September 2025
At the June 23, 2025, HOA Board meeting, the Board approved a rate increase of $30 per month. The new HOA monthly dues are $100 per month, effective September 2025.
At the July 28, 2025, HOA Board meeting, 53 residents attended to discuss the rate increase, which was met with overwhelming support. The Board presented an analysis of operating costs from the past few years and shared various structured rate increase scenarios to keep the rate adjustment as low as possible while still covering monthly expenses, ongoing regular repairs, and allowing for the planning of future infrastructure improvements.
Please Note: SCCE HOA rates have not increased since 2017, despite operating costs rising. One of the primary responsibilities of the HOA is to maintain our water system. The SCCE water system was built in 1972 – 53 years ago! Upgrades have been made over the years to keep our system in great shape, including:
additional fire hydrants and valves
a new well (Well #2) in 1999
a direct line from Well #2 to the tank
a constant pressure booster system
regular tank maintenance and cleaning
Painting of the tank is planned to take place soon and is needed to protect the structural integrity of the steel
To date, the system has operated with minimal issues; however, our system is aging, and we have recently encountered a surge in needed repairs. Planning for increased maintenance and significant infrastructure upgrades is critical to continued quality and uninterrupted water service.
Another Pool Season in the Books
The pool closed on August 26, just slightly ahead of schedule due to a pool pump failure and cool evenings making it difficult to maintain heat levels toward the end of the season. We will be replacing the pool pumps and will be in great shape for next year’s swimming season.
As a reminder, fobs have been deactivated until next year. Please DO NOT enter the pool area during the winter months. Some water is left in the pool to prevent structural damage from ground pressure, to protect the surface finishes from drying and cracking, and to avoid costly repairs to plumbing and equipment caused by freezing and expansion. In the past, there have been reports of kids playing on the “ice” inside the fenced area (Yikes! That’s extremely dangerous!) Please talk with your family members– the pool is off limits until next season. We want everyone to stay safe!

Where: SCCE Picnic Shelter
Bring your broomsticks and all those hungry little ghosts and goblins to the Picnic Shelter before you make the trick-or-treat rounds.
We’ll have pizza, spooky snacks, and drinks to kick off your night of Halloween mischief.
Stop by for a quick bite (vampires welcome), show off those costumes, and say hi to the spook-tacular Recreation Committee.

The Recreation Committee hosts several long-standing and very successful events that bring our community together each year. We are looking for an enthusiastic leader to help guide our existing and experienced team and help us think of new, fun ways to bring the community together!
