Covenant Revisions

Whoops! We made a mistake. The version of the covenants that was mailed to residents was not the final edited version.

The SCCE Board, Covenants Committee, and a Resident’s Working Group have been refining the covenant language related to campers, trailers, boats, and alternative vehicles based on community input over the last year. The final draft was presented and approved by a 5 to 1 vote on April 28, 2025.

The revised language was to be mailed to residents ahead of the special meeting on July 28. The version that was mailed to residents was the version discussed in March, not the final updated version.

The updated version can be downloaded here. Changes are highlighted in the Resolution for Recreational Storage Guide Changes pdf and include:

  • Changed the process for getting the adjacent landowner to concur or not concur from requiring the letters up front be submitted with the variance request to first having the Board meet with the landowner and determine if a variance will be considered or not, see if there is a better plan and then the landowner would have to get the neighbors approval for consideration by the Board in the decision process.

  • Added the 25-foot setback restriction for a request for storage in front of the house.

  • Please Note: all of the other wording remained the same. The substance of the two versions is essentially the same in establishing a process to get neighbor input to the decision process and stating the other considerations in reviewing the request. The change is a revision of the order of the process for neighbor provide a concur or non-concur letter.

The updated version will be available at the July 28 HOA meeting and the final changes will be discussed.

Paw Patrol : We Need Your Help!

Complaints related to excessive barking and dogs on the loose have increased over the past several months. We know you can’t keep ‘em quiet all the time, but please⁠—talk to your neighbors if barking is a concern. It’s so much easier to address potential issues with a friendly conversation first. The alternatives are grumpy neighbors and a letter of complaint from the board. So again, talk first. Many problems can be resolved quickly and respectfully.

HOA Rate Increase: Coming Soon

We all know costs for nearly everything have increased in recent years. SCCE HOA rates have not increased since 2017, even though operating costs have gone up.

The Board has completed an analysis of operating costs from the last few years and has discussed a variety of structured rate increase scenarios to keep the rate adjustment as low as possible while still covering monthly expenses, ongoing regular repairs, and allowing for the planning of future infrastructure improvements.

Please Note: one of the primary responsibilities of the HOA is to maintain our water system. The SCCE water system was built in 1972 – 53 years ago! Upgrades have been made over the years to keep our system in great shape including:

  • additional fire hydrants and valves

  • a new well (Well #2) in 1999

  • a direct line from Well #2 to the tank

  • a constant pressure booster system

  • regular tank maintenance and cleaning

  • Painting of the tank is planned to take place soon needed to protect the structural integrity of the steep

And to date, the system has operated with minimal issues, but our system is aging and we have encountered a recent uprise in needed repairs. Planning for increased maintenance and significant infrastructure upgrades is critical to continued quality and uninterrupted water service.

At the June 23, 2025 HOA Board meeting, the Board approved a rate increase of $30 per month. The new HOA monthly dues will be $100 per month beginning in September 2025.

More information will be available at the July 28 HOA meeting. All residents are welcome to attend.

Shelter Reservations: Open through September!

The SCCE commons area is one of the best features in the neighborhood and you can share these community amenities with your friends and family throughout the summer. Shelter reservations are available beginning in April and continue through September.

Please note: the pool will close after Labor Day Weekend. Shelter reservations may continue through September pending staff availability.

Check the calendar for shelter availability and use the form to tentatively hold your reservation. For more information visit the Shelter Reservations page of the website.

Help Keep the Pool Clean!

Please help us keep the pool clean and in operating condition by closely monitoring what family and guests bring into the pool area. There have been delays in pool openings and filter repairs needed because staff have had to clear items from the pool and filtering system.

Things that DO NOT belong in the pool include:

  • Balloons – popped balloons can damage the pool’s filtration system

  • Confetti – all types, glitter, paper, plastic - please keep pinatas away from the pool and be mindful of wind gusting that may blow paper or plastic into the pool

  • Filled Plastic Pool Balls – even though they are made for the pool, if they contain small plastic pieces and break, pop or leak, those small pieces will clog the filtration system

  • Styrafoam or Nerf Toys – small pieces disentegrate into the water and damage the filtration system

  • Paper – all types, toilet, napkins, tissues, paper towels.

  • Food – please do not bring food into the pool area. Crackers, cake, and similar items do not dissolve entirely and clog the filters.

Pool & Sports Court Security Fob

Last season, the board implemented a new security protocol to address concerns from homeowners that the pool has increasingly been used by non-residents. Each household received a key fob to access the pool and sports courts. If you are new to the community, please contact Misty to get your fob.

How do I get my fob?

  • By appointment with the SCCE Administrative Assistant

  • Please text Misty at 605-210-0405 for availability

Important things to keep in mind:

  • The security system is synced with pool hours from 9:00 am - 9:00 pm

  • Adult-only lap swim is from 9:00 am - 10:00 am

    PLEASE be sure to gather ALL your belongings before the pool closes. Items left poolside after closing will not be accessible until the pool opens the following morning.

  • Guests must be accompanied by a resident. Please ask non-SCCE residents to leave if not accompanied by a resident.
