The recreation committee will be busy stuffing hundreds of eggs and color-coding for big kids and little kids. They will have all kinds of goodies and treats for moms, dads, grandparents, friends, and family so bring the whole crew to the shelter. General mingling and catching up with your neighbors starts around 9:30 a.m. and the hunt is on at 10:00 a.m. And don’t worry if there’s weather—the hunt has been had in the snow—the rec committee is prepared for just about anything! There will be designated hunting grounds for little kids and big kids. Be sure to bring your own basket for treats and loot and be on the lookout for an extra special golden egg in each area. It’s rumored that the big bunny himself could even make a surprise appearance so don’t forget your cameras.</image:caption>

Crews are needed to help repair normal wear and tear and weather-damaged fences and buildings and to tidy up the grounds in general in anticipation of the summer season. This community effort keeps our development looking clean and fresh and is a great way to get to know your neighbors.       <image:caption>At the June 23, 2025, HOA Board meeting, the Board approved a rate increase of $30 per month. The new HOA monthly dues are $100 per month, effective September 2025. At the July 28, 2025, HOA Board meeting, 53 residents attended to discuss the rate increase, which was met with overwhelming support. The Board presented an analysis of operating costs from the past few years and shared various structured rate increase scenarios to keep the rate adjustment as low as possible while still covering monthly expenses, ongoing regular repairs, and allowing for the planning of future infrastructure improvements. Please Note: SCCE HOA rates have not increased since 2017, despite operating costs rising. One of the primary responsibilities of the HOA is to maintain our water system. The SCCE water system was built in 1972 – 53 years ago! Upgrades have been made over the years to keep our system in great shape, including: additional fire hydrants and valves a new well (Well #2) in 1999 a direct line from Well #2 to the tank a constant pressure booster system regular tank maintenance and cleaning Painting of the tank is planned to take place soon and is needed to protect the structural integrity of the steel To date, the system has operated with minimal issues; however, our system is aging, and we have recently encountered a surge in needed repairs.       <image:caption>Whoops! We made a mistake. The version of the covenants that was mailed to residents was not the final edited version. The SCCE Board, Covenants Committee, and a Resident’s Working Group have been refining the covenant language related to campers, trailers, boats, and alternative vehicles based on community input over the last year. The final draft was presented and approved by a 5 to 1 vote on April 28, 2025. The revised language was to be mailed to residents ahead of the special meeting on July 28. The version that was mailed to residents was the version discussed in March, not the final updated version. The updated version, approved by the Board on April 28, 2025, can be downloaded here. Process modifications are outlined in the Resolution for Recreational Storage Guide Changes pdf. Highlights include: The process for submitting a variance request is intended to help residents determine if a variance is needed. Step 1: Variance Request Residents should submit a variance request form to the Board. This step also allows the Board to determine if a variance will be further considered or not, and discuss alternate options with the landowner that may better align with covenant guidelines and compliance. If the Board determines a variance request should be further considered, the next step is for the landowner to contact neighbors for input. Step 2: Neighbor Input The Board wants to ensure surrounding neighbors can provide input for consideration before a variance determination is made. The landowner will need to meet with their surrounding neighbors to review the proposed request and provide a Landowner Comment Form. This allows neighbors to submit input and comments along with their consent or non-consent to the Board for consideration. Step 3: Neighbor Input &amp; Variance Request Submitted With neighbor input, the Board can then consider all of the information and follow up with landowners and neighbors before accepting or denying a variance. Added the 25-foot setback restriction for a variation request for storage in front of the house. Please Note: the majority of the wording remained the same. The substance of the two versions is essentially the same in terms of establishing a process to get neighbor input when requesting a variance. The change is a revision of the order of the process for the neighbor to provide a concur or non-concur letter. The updated version will be available at the July 28 HOA meeting and the final changes will be discussed. There have been delays in pool openings and filter repairs needed because staff have had to clear items from the pool and filtering system. Things that DO NOT belong in the pool include: Balloons – popped balloons can damage the pool’s filtration system Confetti – all types, glitter, paper, plastic - please keep pinatas away from the pool and be mindful of wind gusting that may blow paper or plastic into the pool Filled Plastic Pool Toys &amp; Balls – even though they are made for the pool, if they contain small plastic pieces and break, pop, or leak, those small pieces will clog the filtration system Styrafoam or Nerf Toys – small pieces can gum up filters or disintegrate into the water and damage the filtration system. Paper – all types, toilet, napkins, tissues, paper towels. Food – please do not bring food into the pool area. Crackers, cake, and similar items do not dissolve entirely and clog the filters.       <image:caption>Dear Homeowner, Over the past several months, the South Canyon Country Estates (SCCE) Board of Directors has received many comments from residents calling for the revision the covenants, specifically Article II, paragraph 1, regarding the storage of campers, travel trailers, boats, motor homes, trailers, equipment, etc. The main contention is that the current wording dating back to the late 1970’s is not in-tune with the present-day needs and is too restrictive. An amendment to the covenants would allow more flexibility and more defined requirements for consistency and compliance.  At the April 2024 HOA meeting, a group of homeowners presented the Board with a proposed language change (see Exhibit A). Since then, the Board along with the Covenants Committee and community members, have been working to draft new language for the covenant amendment (see Exhibit B). Please Note: neither version is considered final, but both are intended to help identify a wide range of considerations for discussion and decision making. The Board is holding a Special Public Meeting to gain the widest input from you, the homeowner, whose yes or no-vote is needed to approve or deny any proposed amendment to the covenants. The purpose of the meeting will be to review the proposed changes and to get your input in setting the standards for the community. With this last round of community input, our goal is to finalize the language for the amendment and put it out for a vote in accordance with the covenants.       <image:caption>To address concerns from residents that the pool has increasingly been used by non-residents, the board has implemented a new security protocol. Each household will receive a key fob to access the pool and sports courts.   How does it work? Locking handles have been installed at pool and court entrances. Homeowners will be issued one fob (1 per household) The fobs are easy to use and work like a hotel key. How do I get my fob? Fobs will be available at upcoming community events: May HOA Board Meeting: May 20, – 6:30 pm - 7:30 pm (at the close of the meeting) Spring Clean Up:  May 18, 9:00 am - 11:00 am Pre-pool Opening: May 23, 6:00 pm - 8:00 pm (weather permitting) Say Hello to Summer BBQ: June 9, 12:00 pm - 1:30 pm Or by appointment with the SCCE Administrative Assistant Please text Misty at 605-210-0405 for availability Important things to keep in mind: The security system is synced with pool hours from 9:00 am - 9:00 pm Adult-only lap swim is from 9:00 am - 10:00 am PLEASE be sure to gather ALL your belongings before the pool closes. Crews are needed to help repair normal wear and tear and weather-damaged fences and buildings and to tidy up the grounds in general in anticipation of the summer season. This community effort keeps our development looking clean and fresh and is a great way to get to know your neighbors. Ideally, property owners wishing to propose changes to the covenants work with the Board and follow the established process. At the August 28th Board meeting, the Board approved keeping the pool open until Sunday, September 10th. It’s always sad to see summer come to an end but our four-legged friends will get to send the extended summer season out with a splash at the fifth annual bark and splash. Weather permitting, the pool will be open for people until 3:00 pm. From 3:00 - 5:00 pm it will be people out and pets in! Lost and found items will be available for pick up at the Picnic Shelter during the dog swim so if towels, toys, pool shoes, coverups, or jewelry have gone missing over the summer – please stop by and collect your belongings. Leftover items will be discarded at the end of the day. So enjoy your last week and get your last laps in by Sunday, September 10th. Bring your pup to the pool for a quick dip starting at 3:00 pm. This is their last (and only) chance to take a lap or two before the end-of-summer winterizing process begins. Reminder: please help your pet remember his/her manners. We want this pool playtime to be fun for all of our furry friends.</image:caption>

The South Canyon Country Estates HOA holds the meeting on the fourth Monday of the month at 6:30 pm at the Doty Fire Department community center. We have been looking into getting the covenants rewritten to bring them up to date. We want them to be in line with the wishes of the residents of South Canyon Country Estates. Take daily water samples &amp; report results to pool manager. Clean toilets, sinks, floors, and walls in bathrooms.  Refill toilet paper holders and hand soap dispensers.  Clean picnic shelter including tables and floor. Pick up trash in the pool and shelter area. Empty garbage cans (shelter area &amp; playground area) into the locked dumpster in parking lot. I look forward to being an advocate and voice for our subdivision as the HOA Vice President. I am also a member of the covenant and architectural committee. As a member of the covenant committee, we are hoping to promote a few future changes to the covenants, such as updated building materials like siding and roofing materials. One of the things I love most about SCCE is our picnic shelter, which allows us to have a gathering for our families, friends, or coworkers. In my opinion, we really do live in a wonderful location with amenities that other comparable subdivisions do not offer. To tell everyone a little bit about myself; my wife and 2 children like to go camping and ride our dirt bikes during the summer months. I am an avid hunter and try to get out into the woods at any chance I get. I am a helicopter and airplane mechanic by trade, and I love just about anything with an engine on it. As a friendly reminder since we live in the Black Hills Fire Protection District, before the use of a fire pit at your residence you are required to obtain an annual campfire permit.
